How skip tracing works at DataSkip

The workflow is the same whether you run one record or a quarter million. Upload a list of US property addresses as an Excel (.xlsx) or CSV file, or pull a targeted list from the data buying side of the platform. DataSkip matches each address to the owner of record and returns the file as a clean CSV, with matched records marked as hits and unmatched ones marked as misses so you always know exactly what was covered. Single addresses work the same way from the dashboard, and there is no minimum order at any point.

Three step DataSkip skip tracing workflow: step one, upload a list of US property addresses as an Excel or CSV file, up to 250,000 records in one run with no minimum order. Step two, each address is matched to the owner of record at a 98.9% typical hit rate, with misses marked in the file. Step three, download a clean CSV with owner names, phones with DNC flags, emails, and mailing addresses.
The skip tracing workflow: property addresses in, owner contact data out, at 4¢ per hit with misses free.

What comes back on every hit

A hit returns the owner's first, middle, last, and full name, the property address, and the mailing address whenever it differs from the property, which is how you spot absentee owners at a glance. Contact data goes deep rather than returning one guess: up to 10 mobile phones, up to 9 landlines, and up to 28 email addresses per record, with DNC flags on phone numbers so your calling can respect Do Not Call status. One hit can feed calls, texts, email, and direct mail without buying the record again.

Built for lists of any size

A single skip trace handles up to 250,000 records in one run, so large county pulls and portfolio files do not need splitting into batches. Typical lists see a 98.9% hit rate, and records that return nothing are free, so the size of your file never changes the economics: it is a flat 4¢ per hit whether you run 10 records or 250,000. There is no volume discount on skip tracing because there is no volume premium to discount.

Automate it when you are ready

Everything available in the dashboard is available programmatically. The REST API, CLI, and typed JavaScript/TypeScript SDK (published as the npm package skiptrace) run the same lookups at the same flat 4¢ per match, with misses returning HTTP 200 and found: false at no charge. Pipe results straight into a CRM, dialer, or internal tool without a person touching a spreadsheet.

Pay for hits only

Every feature above is on every account. There are no tiers gating the data, no subscription required to use the platform, and loaded balances never expire. You pay 4¢ when a record comes back with owner contact data and nothing when it does not. Full rates, including data buying and the optional membership, are on the pricing page, and buyers comparing providers can use our comparison criteria.
